Main opinion: 

The lands are bound on 3 sites by existing housing schemes and to the rear by Irish Water treatment Plant. The lands have been overlooked for development in a prime location and the current town boundary map explicitly ignores the lands and their proximity to the town centre. The site is fully serviced by underground services and has direct links to bus corridors, railway station, public amenities and shops. Due consideration must be given to the lands in question for zoning for Residential 2 status.
